Found this old pic. When I was first out army and dating my now wife. Broke, this is the year I read the book โ€œrich dad poor dadโ€, following year met the guy that that hip me to real estate game. Iโ€™ve not been best of husband. Who has right? But having someone back you no matter what really helps. Hard to place a value on that.

Wages are a fine but profits make you rich!

Still unpacking from arriving yesterday at my property in French Quarter of New Orleans. I love this part of the city. Trophy ๐Ÿ† purchase of mine. Total self indulgence. Itโ€™s why I have grind so hard 10 years. To become financial free, to get up when I want, work when I want, stop when I want. Financial independence. Itโ€™s what I try my best to teach each day.

This is the very first property I bought in 2002 to rent. I guess most people refer to that as โ€œinvesting in real estateโ€. To me itโ€™s always been the โ€œrental gameโ€.

I make no claims to be an expert. Honestly itโ€™s why I donโ€™t sell a course, or a book on real estate investing. My way is so simple. Iโ€™ve just done what I was shown 21 years ago by a guy I call my โ€œrich friendโ€. A play on the famous book, Rich Dad Poor Dad.

I have โ€œpoor friendsโ€ and I have โ€œrich friendsโ€. The difference is never intelligence, Charisma or talent. Itโ€™s assets. Plain and simple. My rich friends bought assets likes businesses, real estate, stocks, land, etc. they own shit that produces cash flow and appreciates.

I regret almost every asset Iโ€™ve sold or flipped over the years. I Wish I had all those houses back, the land and even most the stocks. Iโ€™d be hell of a lot richer. Itโ€™s ok, itโ€™s life. Itโ€™s hard. Itโ€™s hard for all of us. Itโ€™s a game we have no choice but to play. We play the game the best we can. Play the card you have been delt. Donโ€™t give up Keep pushing. If it hurts itโ€™s suppose to means you and and your trying.

I havenโ€™t worked on a property with my own hands in almost 2 months. My tools where stolen when my truck was stolen almost 2 months ago. All my
Properties are currently rented (13 single families are rented at this moment and 1 beach property under rehab).

I purchased a beautiful condo in historic French Quarter of New Orleans. I have been slowly restoring it so itโ€™s fully functioning. Itโ€™s 200 years old. It needs a soft hand. I expect it to appreciate nicely over the years. Plus I just wanted it. If you attend one my live events you will get to check it out.

I do have a house coming open soon so I will have to build back my tool boxes and equipment, but Iโ€™m headed to spend time for Madia gras in the French quarter of New Orleans. Very much looking forward to it. Iโ€™ll basically Iโ€™ll be locked down, im going to attempt turn this house coming open in couple days, pay realtor friend mine here help me find tenant or it will sit empty. I have no mortgage ๐Ÿ’ธ on it. So im in solid position.

I hope to have the beach property up and rented by end of March. Mulla should follow. Iโ€™m hoping to pocket $2500 cash flow set rest aside for whatever the property needs. Taxes, insurance, HOA fees, this and that. Itโ€™s mortgage free. I have mortgage on my French quarter property, so the rental cash flow will be nice.

12 other properties are rented. Business been good. Dividends and Royalties have been solid. Iโ€™ve been able to reinvest steady so far this year, looking forward to continued growth.

While crypto holdings portfolio values have come down in coin size has grown. This is a 5-7 yr investment cycle for me. Buying more Bitcoin on weakness is a priority in my life and business.

New positions this year include DASH and ABNB (toward end of last year.) SOFI are at top my list.

Iโ€™m looking to flip out of another house and roll into higher value higher short term rental property. Probably a lake, maybe the mountains. But I want get this beach house up and running. Got stay on top of that.

I have few affiliate business partnerships in the works. That needs to serve all involved. Iโ€™ve sponsored my first paid event. 16 people have paid a few hundred bucks to come hang out with me and couple my friends at my house in the French quarter. The house is 200 year old property. We are going to have drinks on the historic Bourbon ๐Ÿฅƒ street and Saturday to see a street parade (mardi gras) to talk stocks and real estate, the millionaire blue print, and the money flow. Iโ€™m excited to do this hope to do many more and bring my
Influencer friends to help me and my money flow gang friends.

I want to hear their stories of these folks, share my thoughts, experiences. I bought my first rental 32 years old with all my money, $15;000, by 38 I was millionaire.

I opened etrade account with $250 today itโ€™s around a million dollars depending where the market is. Iโ€™m steady growing it. 75% is held in classic dividend stocks and 25% in growth, and other speculations like Bitcoin, penny stocks.

I am working on my 2nd Bitcoin as we speak, and mapping out how I roll 12 more houses into 5-6 class B short term rentals and 24 Unit Apartment Building.

Iโ€™m going to live and teach the money flow from the French Quarter of New Orleans and in near future Iโ€™m buying 3/2 beach front home in Panama City as primary home. Iโ€™m run classes, teach trading, real estate investing and mindset it takes to whoever wants to listen, hang out with my friends, grow my wealth try share that story of leverage, duplication and compounding, with as many people that will listen.

What a day. At one point I was down -$30k. My base pay when I was sent to Iraq was $900.

It took me a long time to be able to remove my emotions from my trading. This partially why I switched from day trading and swing trading to position trading. Position trading allowed me the time I needed to build my positions around the 4 stages of price movement.

I could take advantage of others fear instead of worry about side stepping, getting short or protecting my portfolio. The mental switch to position trading allowed me trade with confidence knowing over time I would be proven correct.

Position trading also allowed me to put my time on other wealth activities like buying property. My position trades, didnโ€™t require me ti sit in front my computer screen, giving me the time I needed to focus on rehabbing the properties, build sweat equity, increase my Cash flow.

The More my cash flow increased the more I could add money to my position trades.

I call this process โ€œthe PUSHโ€. I put my money from work into real estate, I push real estate profits into stocks.

The PUSH has allowed me trade without fear. Trading without fear is such a good feeling.

One of the hardest part of being an entrepreneur, trader or investor is daily trails of life. Things get in the way. There are many things pulling at our attention (time) and money.

As we age our needs and desires change. That makes it tough for me as a teacher. As a teacher of what I call the millionaire code, I realize you and I find ourselves in different places in life.
